A Company Begins
Jan Lhotka founds what will become Action Property Management from a small office, with a typewriter and a single client. Its first large community, East Lake Village in Yorba Linda, is on the books before the year is out.
Growing the Portfolio
Marianne Simek joins as a community manager, bringing six associations into the portfolio. Within the decade, a second office opens in the Inland Empire (1991) and a third in Palm Springs (1993).
Matthew Holbrook Joins the Team
Jan and Marianne, now Vice President of a nearly 35-person team, hire a 21-year-old candidate, Matthew Holbrook, as an entry-level manager trainee. By 1997, the growing company manages 15,000 units.
New Leadership
In 1998, Matthew and Jan launch Community Property Repairs Inc. and move the corporate office to the Irvine Spectrum. In 2000, Jan steps back from day-to-day operations, entrusting the company to Matthew, Marianne, and Robert Diemer.
Breaking Into High-Rise
After landing its first Los Angeles high-rise contract in 2002 and expanding into the Temecula Valley in 2003, the company signs a landmark deal with The South Group for the first three HOA high-rise buildings built in Los Angeles in 40 years, opening the high-rise market across LA and San Diego.
A New Owner
Following new offices in San Diego, Northern California (2008), and San Francisco (2011), Matthew Holbrook acquires the company in 2014, carrying forward the partnership Jan and Marianne built three decades earlier.
Expanding to Texas
Marianne Simek retires after more than three decades of building the company from the ground up. That same year, Action Property Management opens its first office outside California, in Dallas, Texas.

Action Property Management opens an office in Austin, Texas, its eighth, and now employs more than 1,000 people across more than 350 HOA communities and 84,000 units.
