Action Property Management is led by three executives who have a long standing commitment to both the HOA industry and Action Property Management. With almost 60 years of combined property management experience, Jan Lhotka, Marianne Simek and Matthew Holbrook steer the Action ship. Following in the steps of the founder and CEO Jan Lhotka, this trio is committed to setting the standards not just in the HOA industry – but in all service industries. The executive team continues to strive to find unique and compelling opportunities to further differentiate Action’s services. This differentiation results in a level of service that surpasses all others in the industry and directly benefits communities in ways that other companies cannot accomplish. Jan Lhotka - CEO
Jan founded Action Property Management in 1984 with the conviction that this community management firm would set standards for professionalism, integrity and ethics, elements she believed were seriously lacking in the industry.
Beginning in a tiny office, Jan worked 14-hour days to build a company which employs first rate business practices, believes client servicing is paramount to successful business relationships and continually strives to look for and develop the innovative, better way of conducting business. Her convictions and hard work have been rewarded. In years following the firm's founding, Action's client list has grown from a handful to over 180 communities of all sizes, totaling over 41,000 units, with over 390 employees and satellite offices in the Los Angeles, San Francisco, San Diego, and Inland Empire.
Jan brought the same level of professionalism and high standards to the local and national industry organizations in which she was an active volunteer for over a decade. Jan has served as Secretary and Board Member of the Orange County Chapter of the Community Associations Institute (CAI). Jan is the Past Chairperson of a national committee of CAI: Chief Executive Officers of Management Companies and has been instrumental in establishing widespread acceptance of such industry certification programs as the Professional Community Association Manager (PCAM). Jan also served a 3 year term as a National Trustee for CAI.
Nominated for the Entrepreneur of the Year by the Orange County Business Journal, Jan has also received several industry recognitions, including CAI's Hall of Fame award.
Jan is married to Jim Lhotka and has two daughters, Kristi and Nicole. A native of Dallas, Texas, this self-made woman believes in "making things happen." A former tournament water skier, she now runs several marathons annually (20 so far!), enjoys 100-mile bicycle rides, and has competed as a water skier on a national level. Jan has also successfully climbed Mount Whitney in Southern California and Mount Kilaminjaro in Africa. She draws from the lessons found in athletic achievement - preparation, perseverance, motivation and training.
Jan has also been actively involved in non-profit volunteer organizations, serving on the Board of Orange County AIDS Walk, delivering weekly meals for the AIDS Service Foundation and Olive Crest Children's Home. She is also a member of the American Water Ski Association and area running clubs.
Marianne Simek - President and COO
Professionally active in the community management industry since 1979, Marianne Simek joined Action Property Management in 1987. In addition to her administrative operations responsibilities for Action, she remains involved in overseeing the management of Action's High-Rise and urban development communities. Marianne also works with Action's Marketing Team on new business development and client retention.
Marianne became affiliated with Action because she was "impressed with Jan's philosophy and management style and the growth potential with the company. ... I became excited about becoming an integral part of a young, but aggressive management company."
Marianne has served extensively on the Community Association Institute's Orange County Chapter Board of Directors in a variety of positions, including Secretary, Vice President and President. She was awarded CAI's Program Coordinator of the Year, Committee Member of the Year and the Outstanding Service Award.
The Pennsylvania native holds both the Professional Community Association Manager (PCAM) and Certified Community Association Manager (CCAM) designations and served as a Board Member and Chair of the California Association of Community Managers (CACM) Forums Committee.
Marianne and her husband enjoy boating, skiing and traveling.
Matthew Holbrook - Executive VP and CFO
Matthew Holbrook has been at Action Property Management since January of 1996. As the Executive Vice President at Action, Matthew is responsible for overseeing New Business Development, Developer Services, and Information Technology at Action. In addition, he is directly involved in client relations and providing consultation for challenging issues. Matthew also has responsibilities in driving the strategic vision of the company toward delivering desired lifestyle experiences.
Matthew is a graduate of UCLA with a degree in Business-Economics and holds an MBA from Pepperdine University. His hobbies include playing golf, running marathons, traveling, and learning foreign languages. In addition to English, he also speaks Spanish and loves to learn many other languages. Matthew leads both the high school and college ministries in his church and has been active in many overseas service projects. He and his wife, Alice, have three children - Isaac, Seth, and Abigail.
